BRONZE | ESSENTIAL CARE

Our Bronze Tier is ideal for homeowners who want dependable oversight and peace of mind without the extras. This foundational service includes 24/7 emergency availability, the initial setup of your pool, garden, and housekeeping schedules, and quarterly inspections with detailed reports. You’ll also have access to our trusted Rent Nosara crews and special project services, such as power washing, gutter cleaning, and appliance maintenance, available a la carte as needed.

SILVER | ENHANCED CARE

The Silver Tier offers a higher level of ongoing attention for owners who want regular maintenance and more hands-on support. In addition to everything included in Bronze, Silver provides monthly inspections and reports, quarterly preventative maintenance, and dedicated house manager coordination time each month. This tier ensures your home receives consistent care and proactive oversight, keeping everything running smoothly whether you’re near or far.

GOLD | PREMIER CARE

For full-service management and complete peace of mind, our Gold Tier is the most comprehensive option. Along with all the benefits of Silver, it includes weekly inspections with photo and video reports, unlimited house manager coordination time, monthly preventative maintenance, and an annual “Property Health Report” that covers all appliances, systems, and recommendations. Gold is designed for absentee owners or high-end homes that require meticulous, ongoing attention and frequent updates.

ACCOUNTING SERVICES

Our in-house accounting team ensures your property remains fully compliant, transparent, and financially organized under Costa Rican law. We handle all recurring payments for your property — including utilities, services, insurance, and annual property and corporate taxes — so you can rest easy knowing nothing falls through the cracks. For rental homes, we also manage the monthly filing and payment of VAT (Form 104-2) and income (Form D-125) taxes, as well as annual marchamo and insurance renewals.

Each month, you’ll receive a clear, easy-to-read financial statement, detailing all income and expenses related to your home. Our team also monitors changes to Costa Rican tax and labor regulations, coordinating directly with your attorney when needed to ensure continued compliance. Whether your property is a full-time rental or a private home, Rent Nosara’s accounting services are designed to provide accuracy, consistency, and peace of mind.

RENTAL COMMISSION

Rent Nosara’s rental management program is designed to maximize your property’s income while maintaining the highest level of guest satisfaction and care. For short-term rentals, our team handles every aspect of marketing and booking — from managing listings across platforms like Airbnb and VRBO to using dynamic, data-driven pricing that keeps your property competitive year-round. We oversee professional photography, guest communication, lease execution, and coordinate every detail of check-ins, check-outs, and on-the-ground guest support.

For long-term rentals, we manage marketing, tenant vetting, lease preparation, and ongoing communication with tenants to ensure a smooth and positive rental experience. Our hands-on approach ensures that your home is cared for as if it were our own, while providing guests and tenants with a seamless stay.

All bookings include a $25 Rental Impact Fee is added to every reservation and donated directly to Bomberos de Nosara and the Nosara Civic Association (NCA), helping support local emergency services and environmental conservation efforts.
